While the median price for land skyrocketed, the price per acre and the number of closings told a more nuanced story. April 2025 Land Market Snapshot – Gallatin Valley

  • Median Sale Price (Land): $522,700
    Up 182.7% year-over-year

  • Median Price per Acre: $591,076
    Down 18.9% from last year

  • Closed Sales: 16 land parcels
    Down 42.9% — activity slowed considerably

  • New Listings: 63
    Down 8.7% — a tightening pipeline of inventory

  • End-of-Month Inventory: 360 listings
    Up 11.5% — more land options available overall

  • Median Days on Market: 105 days
    Up 90% — a clear signal that land is taking longer to move

  • New Pendings: 27
    Up 8% — subtle but steady buyer interest remains

What Does It All Mean?

The median price jump likely reflects a few large or premium parcels closing in April — not a market-wide spike. At the same time, the drop in price per acre and longer days on market tell a more realistic story: the land market is cooler, but buyers are still circling with long-term vision in mind.

This is a space that rewards patience, timing, and deep local knowledge — and it's not one-size-fits-all. Some parcels are still moving quickly (especially those with water rights, build-ready infrastructure, or in prime locations), while others are sitting as the market rebalances.
